1221 12th st NW- Progress

Today we got back to work after the snowstorm over the weekend. The demo is done, and we're framing up the new units. We're also doing a lot of work repairing the brick behind the walls.

The first task of the day was shoveling off almost two feet of snow off the front steps. Pretty amazing, it never snows like this in DC.



In the basement, Trevor and Gomez dug the holes for the posts that will support the main supporting beam in the basement. It's only 30 degrees out, so you can see how bundled up everyone is for work.



Here's the top floor unit. We framed the walls out to 9 ft height, but then realized how much extra height there was so we decided to loft the ceilings. You can see on the left wall how the first row of studs stops, and then another short wall is framed on top. This is the extra height we got from going all the way up to the roof rafters with the ceiling height.



Here's a good example of the type of brick work that we've been doing in the house. This was a window that literally looked into a brick wall next door. The window had been existing, and the condo building next door was built in the last decade, so they just covered up the window. We decided that it would be better for sound and fireblocking to have another course of bricks, so we bricked up the opening.



Here are the new steps, which are a straight shot all the way to the top unit (two flights). This arrangement gives us the most amount of space in each unit.

1221 12th St NW- New Condo Project

Here's some pictures of our new condo project at 1221 12th St, NW. It's a large Victorian rowhome that we are converting into three 2 BR 2 BA units and two 1 BR 1 BA units (five units total). It's an exciting project and we're well underway. We'll be preserving the original pine floors and ornate fireplace mantels, but basically everything else will be brand new. Below are pics from before the demo, although we've begun framing already. I'll put up some new pics this week.















And then there was snow

DC got over a foot of snow this weekend. While this isn't great for construction, it was great weather for playing outside. Here's a picture of my golden retriever puppy, Gracie, catapulting through the snow.
