2214 Randolph- Done!

We're finished with this rehab and we're thrilled with the results. The total job took us a little over three months, which is pretty amazing when you consider that we pretty much rebuilt the entire house. Tomorrow, an HGTV crew will be in the property to film as part of an upcoming episode of "Get It Sold." They're actually focusing on another house in the neighborhood, but they're using ours as a sales comparable. It's still a great opportunity for us and we're excited.

5620 8th St NW- Almost Done

So it's been a while since my last post, and I apologize. We've just been so busy rehabbing houses that I haven't had much time to sit down and update the blog. This particular house is really coming along, and we are trying hard to finish by May 1st (less than two weeks). I think it's definitely possible but it's going to be close. The entire house is painted, the majority of the tile is done and the floors were going in this afternoon. The kitchen cabinets are on order and should be in the house by the end of the week.

After using the same paint colors in several of our previous projects, we decided to try something different and use an entirely different paint scheme.  The result looks awesome. Instead of our typical off-white, we went with a more silver color for the main floor.



The hardwood floors are Brazilian Rosewood and are extremely thick- more than 4 inches wide.  They really show off how high the ceilings are in this house.

The tile in the master bathroom is pretty much finished.  Here's a better shot of the master shower:


The bedrooms each got their own color.  This blue in the front bedroom looks great, especially with the light from the four huge windows.


The master bedroom got a light green color that is almost like a mint shade.  It really makes the bedroom look modern.

5620 8th St-Progress

This house is really coming along. The new roof was put in, and the master bedroom looks awesome. We also finished all the siding around the rear, as well as new plumbing, electric and HVAC. It turns out the HVAC that was in the house wasn't run correctly, so we just took it out and did it again.

This week, we're working on finishing all the trim, painting and tile. I wanted to experiment with using more exciting colors, so I picked a whole bunch of new colors for this project. They should go up tomorrow- I can't wait to see them. If one or two doesn't look great, we'll just have it repainted.


We moved the powder room to the left side of the main floor because it was blocking two huge windows. Here's the new framing and drywall.



Here's a wider shot of the main floor. I still can't get over how big this rowhouse is. I think I'll measure it up today- it's got to be at least 3000+ SF.



This is the new master bedroom. The ceiling is at least 10 ft high.




This is the new tiling and jacuzzi in the hall bathroom.

This is another house directly across the back alley. I think these people did an amazing job with the renovation. It appears to be two separate condos (it has two satellite dishes and two balconies). I love the rooftop deck, too. Next project I do where we have a little bit more room in the budget, I'm going to make it look like this one.
